Why 55+ and new construction

These are the two corners of this market where the person across the table is a professional. In a builder's sales center, the onsite agent works for the builder and the contract was written by the builder's attorney. In an age-restricted community, the rules on qualification, guests, rentals and resale differ from one neighborhood to the next and rarely surface on a model home tour.

Both are situations where knowing what to ask is worth real money, and where most buyers do not know there is an empty chair on their side.

How I got here

I came into real estate in 2003 with Pulte Homes and RealEstate.com, rose to the top of the sales force and closed more than 400 homes. Before that I helped run my family's construction company, Liberty General Contracting, working with Verizon, RCN, AT&T, municipalities and local developers.

Between homebuilding and brokerage I spent years on the capital side of residential real estate — as Co-Founder and Managing Director of Battery Point Financial, a specialty finance company focused on low-cost residential lending, and as Chief Operating Officer at Ocean Avenue Investment Company, where I ran portfolio strategy across due diligence, acquisition, marketing and the disposition of 2,000 assets totaling more than $90 million in revenue.

Most agents have seen one side of a transaction. I have underwritten them, built them, financed them and sold them. That is why I read a builder contract the way I do.
