Del Webb Ponte Vedra vs Del Webb Nocatee: Which One?

Two Del Webb communities, same master plan, same distance to the beach. Buyers tour both and cannot articulate the difference. It is not subtle once you know where to look.

Short answer: Del Webb Ponte Vedra is larger, fully built out and resale-only, with homes roughly two to thirteen years old and the deepest amenity programming in the region. Del Webb Nocatee is newer, smaller, and in its final phase of new construction. Choose Ponte Vedra for social depth and the ability to see exactly how the community aged. Choose Nocatee for a new home, a builder warranty and current construction standards — while that option still exists.

They are not the same community

This confuses almost everyone, so: these are two separate age-restricted communities that happen to sit inside the same Nocatee master plan in Ponte Vedra. Same developer brand, same beach distance, different products entirely.

Choose Ponte Vedra if…

  • Social life is the reason you are moving. Scale drives programming. The largest community has the most clubs, the most activity and the shortest path to knowing people. If your real worry about downsizing is isolation, this solves it faster.
  • You want to see how it aged before you commit. A built-out community has a resale history. You can look at what homes actually sold for, how long they took, and whether values held. That is information Nocatee cannot give you yet.
  • You want to choose the house, not the lot. Everything is built. What you tour is what you get, including the landscaping and the neighbors.

Choose Nocatee if…

  • Insurance matters to you. In Florida, roof age drives homeowners premiums hard. A new roof on a new build is worth real money every year, and it is the cost most buyers forget to model.
  • You do not want someone else's choices. New construction means your finishes, your floor plan, no renovation project waiting for you.
  • You want a warranty. Structural and systems coverage on a new build versus a thirteen-year-old HVAC you inherit.
  • You are ready now. Final phase means this option has a deadline. When it closes out, this becomes a resale community too.
If you are leaning Nocatee, bring representation to the sales center on your first visit. Register alone and you generally cannot add an agent to that purchase later.

The thing neither sales office will tell you

Compare the all-in monthly number, not the HOA dues. Both communities carry a CDD assessment billed through your property taxes rather than your HOA statement, and the amount varies by lot and phase within a single community. Two homes across the street from each other can differ meaningfully, and a home whose CDD debt has already been paid off carries a permanently lower cost than an identical one that has not.

That is a public record and a legitimate negotiating point. Almost nobody raises it.
